Happy Monday!

 

https://finance.yahoo.com/news/us-home-prices-could-plunge-162640038.html - sensational headlines like this one are potentially seen by millions of people and can/often do impact future behavior and attitudes when it comes to buying/selling real estate. That simply means we have to be ready to share what is really happening vs. the hysteria that could potentially be whipped up by some who are predicting something that isn’t decided yet, as choices are made by individuals sitting in their private houses/condos, etc. and that is where we will meet them as we help those who are looking for our professionalism and hospitality driven excellence. 

 

Today I am going to speak on something that is potentially a career saver for many, and that is ‘referral fees’. My experience has taught me that people typically ‘won’t relocate’ without a vision for their future. 

 

People want to go where they can afford to live, and sadly many people who lived their whole lives here, contributing to our economy and way of life will not be able to stay for a variety of reasons……so I saw this story on Yahoo Finance last week and thought it best to share the story and the idea to start a dialog on the subject of relocation:

Big Irv has done a great job of placing people in our local market with full time – proven successful agents in other markets across the country from Florida to Washington State. Every person in our market is most likely at one point or another sitting on the freeway during a long commute or Saturday or Sunday traffic thinking there is a better, as in more affordable place to live. And Beena just placed a client with an agent in Virginia. 

 

While most of us are committed to living in So Cal no matter the price or cost…..it’s about having a conversation starter……if I were practicing daily, I would not hesitate to contact people with a script something like this…….

 

Hi (their name), it’s Blake from Realty Pro 100, and I know we are friends (relatives, colleagues at church, whatever the relationship is, even we have not met yet) and this is a business call about ‘you’ and I was wondering if you could help me help you to complete an assignment for my business?

 

Response: Sure, what can I do? 

Me: I would like to forward you a very short video and learn your thoughts on it……(regarding the video immediately above). 

Response……that’s it? 

Me: Yes, that is all – I simply want to learn your thoughts on the ideas shared, it literally is just a few moments of your time which I appreciate. I will then call you back either next Tuesday or Wednesday, which is better for you? 

Response: Tuesday. 

Me: perfect, can I confirm your e-mail, and remember to please check your spam. In closing I appreciate your time and look forward to learning about your thoughts. 

 

When you call back, ask them ‘who do you know who might benefit from free relocation information?’. It won’t be a perfect conversation but it will lead to opportunities. If you are unclear how to place the referral, Mary/Cassidy have the documentation for the agreements as well as Cocos and I are always glad to help you. This is a great way to build future listing opportunities and offer something of value. 

 

If the people aren’t interested, they aren’t interested, just thank them for their time. But no matter their response it might surprise you to learn that weeks or months later they moved because you planted the seed.
